Job Description
Position Summary
Gilzean’s Creek Housing Co-operative is a member-based housing Co-operative consisting of 40 townhouse unit. The Co-op is seeking a dedicated Maintenance Contractor to ensure the upkeep and functionality of our co-op facilities, including both occupied and vacant member units and common areas. The Maintenance Contractor will be responsible for investigating maintenance issues and subsequently planning, coordinating, and completing repairs and maintenance as required.
Additionally, the Maintenance Contractor will assist in capital planning, prepare tender documents, obtain quotes, and supervise specialized tradespeople as needed. Communication with the Co-op Coordinator and Board is essential to keep them informed of project progress and any emerging concerns. This role is vital to maintaining a safe, efficient, and welcoming environment for all members of the co-op.
Responsibilities
- Complete repair work order requests in a timely manner, in both occupied and vacant member units along with the common areas as they relate to plumbing, carpentry, locks, painting, drywall, lighting, smoke alarms, ventilation, windows, etc. to maintain units in good repair and ready for occupancy at all times.
- Perform routine and preventative maintenance in accordance to the schedule provided by the Co-op Coordinator and/or the Board of Directors.
- Maintain all co-op tools and equipment in a safe and properly functioning condition.
- Check and maintain maintenance inventory items.
- Purchase, pick up, receive and/or deliver maintenance supplies as needed to restock inventory or for particular work order completion. All purchases must be approved by the Co-op Coordinator.
- Perform move-in/move-out and annual inspections of member units, the common unit and the Co-op property.
- Create and maintain records of completed repairs and maintenance tasks, and detailed reports of inspections.
- Assist the Co-op staff and Board of Directors with capital planning, preparing tender documents, and obtaining quotes.
- Provide access into the co-op facilities including member units (in accordance to the bylaws) for specialized trades people, provide direction and assistance to the trades people as needed and generally supervise the completion of the work involved.
- Keep the Coordinator and Board of Directors informed of project progress and any concerns as they arise.
- Other responsibilities may be assigned as reasonably expected for the position.
Working Conditions
- Professional and diplomatic communication with members is required at all times.
- Physical demands include heavy lifting, stretching, bending, reaching above their head, climbing ladders, and working in confined spaces. Majority of the working day spent standing.
- Both indoor and outdoor working conditions apply including extreme heat and/or cold depending on the season
- No direct supervision however the position reports directly to the Co-operative Coordinator
- Personal vehicle is required for transportation to/from job sites as well as pick and delivery of items required for maintenance purposes
- Lunch breaks consisting of 30 minutes are flexible between 11:00am and 1:00pm
- Occasional overtime, evening, and weekend work may be requested
Education
Experience Required
Qualifications
- Valid driver’s license along with proof of insurance
- Proof of own WSIB insurance
- A clear Vulnerable Persons, Police Record Check
- WHMIS certified
- Minimum of five years progressive general contracting experience including electrical and/or plumbing
- Ability to use power, hand tools, and related equipment in a safe and efficient manner
- Ability to read and understand technical manuals
- Ability to meet the physical demands of the position as noted under working conditions
- Ability to multi-task and be flexible in dealing with members, staff and/or contractors
- Computer literate with strong communication, organizational and problem-solving skills
